Your information

This page explains what I collect when you use this site, why I collect it, who else can see it, and how to get it back or have it deleted. If something here is unclear, ask me and I will explain it.

The short version

Who is responsible

This site belongs to Karim Ali, a registered real estate salesperson in Ontario with Royal LePage Performance Realty, Brokerage. I am the person accountable for the information collected here, and I am the person you contact about it.

What I collect

Most of it is what you enter yourself. This table lists the information the site’s forms can ask for. Optional analytics is explained below.

Analytics

Umami analytics is currently disabled. If enabled, it will count page views, accepted enquiries, document-link clicks, and phone-link taps on mobile. Form names, email addresses, phone numbers, property details, quiz answers, and messages are not sent to analytics. Page URLs exclude query strings and fragments, and referrers are limited to the referring origin. Analytics stays off on local and preview sites and respects supported Do Not Track and Global Privacy Control preferences.

What I do not use

No Google Analytics, advertising or Meta pixels, heatmaps, session recording, or cross-site advertising tracking. The language links open native English or French pages without loading Google Translate or saving a language preference on your device.

My web host keeps standard server logs, which include IP addresses, for security and to keep the site running. I do not use those logs to build a profile of anyone and I do not connect them to form submissions.

Why I collect it

I do not use your information for any purpose beyond these without asking you first.

Consent, and taking it back

Filling in a form is your consent for me to use those details to respond to that specific request. That is separate from marketing consent.

Marketing emails, meaning the occasional Ottawa market note, require you to tick a box that starts out unticked. Downloading a guide does not sign you up, and I will not add you to a list because you asked me a question. Every marketing email carries an unsubscribe link that works, plus my name and mailing address, as Canada's anti-spam law requires.

You can withdraw consent for anything at any time by emailing me. The only exception is information my brokerage is required by Ontario law to keep once a transaction has happened. More on that below.

Who else can see it

I do not sell, rent or trade your information. I have never bought a lead list either. The only third parties involved are the services that make the site work.

ServiceWhat it does, and where
FormspreeDelivers form submissions to my inbox. Based in the United States, so your form data is processed outside Canada.
NetlifyHosts the site and serves the pages. Servers are outside Canada.
UmamiCurrently disabled. When enabled, counts page views and selected actions without form contents. Receives the page path, referring origin, and general browser details. Hosted outside Canada.
Google FontsServes the typeface. Your browser requests the font file from Google, which means Google sees your IP address as part of that request.
RealtyNinjaPowers the MLS® listing search. Listings are their data, shown here under the local board's rules.
Royal LePage Performance RealtyMy brokerage. If you become a client, your transaction information is held by the brokerage as Ontario law requires.

Information leaving Canada

Because Formspree, Netlify and Umami all operate outside Canada, your information is stored and processed in another country and is subject to the laws of that country, including lawful access by its courts and government agencies. This is normal for websites and worth knowing. If you would rather not send anything through a form, phone or email me directly and we will skip it.

When the law requires it

I will disclose information if a court order, a regulator such as the Real Estate Council of Ontario, or another legal obligation requires me to. That is not something I have discretion over.

How long I keep it

If you enquire and we never work together, I keep your details for as long as it is reasonable to think you might still want to hear from me, and I delete them sooner if you ask.

If you become a client, the file stays for as long as my brokerage's record-keeping obligations under Ontario's real estate legislation require. Those obligations sit with the brokerage, not with me personally, and they override a deletion request for transaction records. Anything outside the transaction file I can still delete on request.

Getting a copy, or having it deleted

Under Canada's federal privacy law you can ask me what personal information I hold about you, ask to see it, ask me to correct it if it is wrong, and ask me to delete it. You do not need a reason and there is no charge.

Email me and say what you want. I will confirm I received it and respond within thirty days, which is the timeline the law sets. If I cannot do what you asked, I will tell you why in writing rather than going quiet.

If you are not satisfied with how I handled it, you can complain to the Office of the Privacy Commissioner of Canada at priv.gc.ca. I would rather you came to me first, but that route is yours and it is real.

Keeping it safe

The site is served over HTTPS, so what you type into a form is encrypted on its way to me. The site sets strict security headers that limit what a browser is allowed to load, which reduces the chance of a hostile script appearing on a page. Submissions arrive in my email and my accounts use two-factor authentication.

No system is perfect and I am not going to claim otherwise. If something ever went wrong in a way that put your information at real risk of harm, I would tell you and report it as the law requires, rather than hoping you did not notice.

Children

This site is meant for adults buying and selling property. I do not knowingly collect information from anyone under eighteen. If you think a child has sent me something, tell me and I will delete it.

If this page changes

If I change how any of this works, I will update this page and change the date at the top. If the change is significant, and especially if it affects information I already hold, I will email the people it affects rather than quietly editing the page.

How to reach me

Privacy questions come to me directly. There is no form for this on purpose.
