This page explains what I collect when you use this site, why I collect it, who else can see it, and how to get it back or have it deleted. If something here is unclear, ask me and I will explain it.

This site belongs to Karim Ali, a registered real estate salesperson in Ontario with Royal LePage Performance Realty, Brokerage. I am the person accountable for the information collected here, and I am the person you contact about it.
Most of it is what you enter yourself. This table lists the information the site’s forms can ask for. Optional analytics is explained below.
| Information | Where it comes from |
|---|---|
| Name | Every form except the home estimate page, which I send by personal link |
| Email address | Every form except the feedback page and the home estimate page. At an open house, only if you do not have a REALTOR® |
| Phone number | Never required. Asked for on the contact form, the home value form, listing document requests, the open house sign-in, the tart giveaway, tire change day and the client intake |
| Your situation and timeline | The contact form and the home value form |
| Property details | The home value form: address, property type, bedrooms, bathrooms |
| Budget and financing | The contact form: the price range and area you are looking at, and whether you have talked to a lender. The home value form: a price you have in mind, if you have one |
| Quiz answers | The neighbourhood fit quiz: your priorities, area, lifestyle, home type and budget range |
| Anything you write | The message box on the contact form |
| Which page you were on | Sent with the form so I know what you were reading when you asked |
| Open house sign-in | Your name, then either your REALTOR®'s name and brokerage, or your email, your phone number and whether you would like similar off-market or private sale homes by text or email, entered on my iPad at the door |
| Client intake | Only through a personal link I send once we have spoken: your contact details, your occupation and employer, anyone buying, selling or renting with you, details of your home or of what you are looking for, and a few windows for our first meeting. Most questions can be skipped |
| Tire change day | The time you picked, your car's year, make and model, and whether it has wheel locks |
| Feedback after closing | Only through a link I send once a deal has closed: a star rating, what went well, what could have been better, your name and whether I may quote you on this site |
| Home estimate page | Only through a personal link I send to homeowners I know: what has changed since you bought, whether you are thinking of a move and whether you would like an updated number |
I use Umami to count page views. It tells me how many people opened a page, roughly how long they stayed, and which site sent them here. I can see that a page was read, but not who read it. It sets no cookie and stores nothing on your device, so there is no identifier that would let anyone follow you to another website. It also counts accepted enquiries, document-link clicks, and phone-link taps on mobile. Form names, email addresses, phone numbers, property details, quiz answers, and messages are never sent to analytics. Page URLs exclude query strings and fragments, and referrers are limited to the referring origin. Analytics stays off on local and preview sites and respects supported Do Not Track and Global Privacy Control preferences.
No Google Analytics, advertising or Meta pixels, heatmaps, session recording, or cross-site advertising tracking. The language links open native English or French pages without loading Google Translate or saving a language preference on your device.
My web host keeps standard server logs, which include IP addresses, for security and to keep the site running. I do not use those logs to build a profile of anyone and I do not connect them to form submissions.
I do not use your information for any purpose beyond these without asking you first.
Filling in a form is your consent for me to use those details to answer that request: by email, and by phone or text if you left a number. That is separate from marketing consent.
Marketing emails, meaning the occasional Ottawa market note, require you to tick a box that starts out unticked. Downloading a guide does not sign you up, and I will not add you to a list because you asked me a question. Every marketing email carries an unsubscribe link that works, plus my name and mailing address, as Canada's anti-spam law requires.
You can withdraw consent for anything at any time by emailing me. The only exception is information my brokerage is required by Ontario law to keep once a transaction has happened. More on that below.
I do not sell, rent or trade your information. I have never bought a lead list either. Your phone number is never sold or shared with third parties for marketing or promotional purposes. The only third parties involved are the services that make the site work, and they may use your details only to do that work for me.
| Service | What it does, and where |
|---|---|
| Formspree | Delivers form submissions to my inbox. Based in the United States, so your form data is processed outside Canada. |
| Netlify | Hosts the site and serves the pages. Servers are outside Canada. |
| Umami | Counts page views and selected actions without form contents. Receives the page path, referring origin, and general browser details. Hosted outside Canada. |
| Google Sheets | Holds the open house sign-in list, the tart giveaway list, tire change bookings, feedback after closing, answers from the home estimate page and client intake answers, in my Google Workspace account. Booking confirmations and reminders are sent from the same account. A client's intake answers are also copied into a spreadsheet in their client folder on Google Drive, shared with them. Google's servers are outside Canada. |
| Follow Up Boss | My client database. Enquiries, open house guests who are not already represented by another REALTOR®, client intake answers and answers from the home estimate page are kept there so I can follow up. Based in the United States. |
| Google Fonts | Serves the typeface. Your browser requests the font file from Google, which means Google sees your IP address as part of that request. |
| RealtyNinja | Powers the MLS® listing search. Listings are their data, shown here under the local board's rules. |
| Royal LePage Performance Realty | My brokerage. If you become a client, your transaction information is held by the brokerage as Ontario law requires. |
For a tart reservation, I collect your choice and the pickup details. For a bakery pickup, Three Tarts gets your name, email and phone number to arrange that pickup, and not for its own marketing.
For tire change day, I collect your time, your car and whether it has wheel locks. Ottawa St-Laurent Jeep & RAM gets the day's list of names, phone numbers and cars to run the day.
The open house sign-in and the client intake keep unsent sign-ins or draft answers in the browser so nothing is lost if the connection drops. Avoid a shared device for the client intake. Personal links, like the client intake and the home estimate page, open for anyone who has the link, so please do not forward yours. Listing search and other services run by other providers have their own privacy policies. A Google review is public and posted on Google's site under Google's terms.
Because Formspree, Netlify, Umami, Google and Follow Up Boss all operate outside Canada, your information is stored and processed in another country and is subject to the laws of that country, including lawful access by its courts and government agencies. This is normal for websites and worth knowing. If you would rather not send anything through a form, phone or email me directly and we will skip it.
I will disclose information if a court order, a regulator such as the Real Estate Council of Ontario, or another legal obligation requires me to. That is not something I have discretion over.
If you enquire and we never work together, I keep your details for as long as it is reasonable to think you might still want to hear from me, and I delete them sooner if you ask.
If you become a client, the file stays for as long as my brokerage's record-keeping obligations under Ontario's real estate legislation require. Those obligations sit with the brokerage, not with me personally, and they override a deletion request for transaction records. Anything outside the transaction file I can still delete on request.
Under Canada's federal privacy law you can ask me what personal information I hold about you, ask to see it, ask me to correct it if it is wrong, and ask me to delete it. You do not need a reason and there is no charge.
Email me and say what you want. I will confirm I received it and respond within thirty days, which is the timeline the law sets. If I cannot do what you asked, I will tell you why in writing rather than going quiet.
If you are not satisfied with how I handled it, you can complain to the Office of the Privacy Commissioner of Canada at priv.gc.ca. I would rather you came to me first, but that route is yours and it is real.
The site is served over HTTPS, so what you type into a form is encrypted on its way to me. The site sets strict security headers that limit what a browser is allowed to load, which reduces the chance of a hostile script appearing on a page. Submissions arrive in my email and my accounts use two-factor authentication.
No system is perfect and I am not going to claim otherwise. If something ever went wrong in a way that put your information at real risk of harm, I would tell you and report it as the law requires, rather than hoping you did not notice.
This site is meant for adults buying and selling property. I do not knowingly collect information from anyone under eighteen. If you think a child has sent me something, tell me and I will delete it.
If I change how any of this works, I will update this page and change the date at the top. If the change is significant, and especially if it affects information I already hold, I will email the people it affects rather than quietly editing the page.
Privacy questions come to me directly. There is no form for this on purpose.
