Riverside South sits between the Rideau River and the airport, south of Hunt Club. Twenty years ago it was farmland with a plan. Today it is one of the fastest-growing pockets in the city, and the only suburb in Ottawa where the train arrived before the community was finished.
Most homes sell between $550K and $900K. Nearly all of them were built after 2000, many after 2015, and a good number are still being built. That shapes everything about buying here.
What Line 2 actually is
Line 2 runs from Limebank station at the south end of the community up to Bayview, where you switch to Line 1 for downtown. It stops at Carleton University on the way. It runs, it is reliable, and I use it as a real selling point.
What it is not is a subway. Line 2 is a smaller diesel line with longer gaps between trains than Line 1, and the trip to downtown with the transfer is 40 to 45 minutes. If you are picturing hopping on every five minutes, adjust the picture. If you are picturing a seat, a book, and never sitting on Bank Street at 8 a.m., that is accurate.
Also honest: most Riverside South households own two cars anyway. The train is a real option for one commute. It does not replace driving to the groceries, the rink, or Barrhaven.
The bridge
The Vimy Memorial Bridge over the Rideau connects Riverside South to Barrhaven in about five minutes, and it is the thing that makes daily life work. Costco, the Marketplace, the rec complexes and most of the specialist shopping are on the other side. Until Riverside South's own town centre fills in, you will cross that bridge a lot.
What is built and what is not
Riverside South is a community with a plan, and the plan is not finished. The town centre around Limebank station is on paper. Schools open and fill in the same year. The park at the end of the street may be a graded field for a while.
I do not say this to put you off. I say it because the buyers who are happiest here bought knowing it, and the ones who are unhappy expected the finished version. Drive the streets around the house you are considering and look for the builders' signs. Then ask me what they mean for the next three years.

Who is happy here
- First-time buyers who want new construction and can live with a longer commute for a while.
- Families who want the space of Barrhaven with a train option and a little less traffic.
- Anyone working at the airport, at Carleton, or in the south end, for whom the location is close to perfect.
Who is not
Buyers who want established anything: trees, a main street, a corner store that has been there twenty years. Riverside South will have those things in fifteen years. Right now it has new ones. And I would not put a two-commuter, downtown-every-day household here without them riding Line 2 with me first.
Selling in Riverside South
Pricing here is about the phase and the builder. A resale competes with new construction across the road, and buyers know the builder's price list. Getting the number right means knowing what the builder is offering that month. I keep track. Ask for a real number.
