When a buyer tells me they want Kanata, my first question is which one. The 417 cuts it in half. North of the highway is the tech park, the golf course and the newer, bigger houses. South is older, closer together, and $150K to $250K cheaper for the same bedroom count. Both are Kanata. They are different purchases.

North of the 417

The tech park changes the math

Kanata North is the largest tech park in the country, and it matters to your purchase in two ways. If you work there, buy north and skip the highway entirely. A Beaverbrook or Morgan's Grant address turns the commute into a ten-minute drive or a bike ride. If you do not work there, remember that Kanata prices track tech hiring more than the rest of the city does. When the big employers hire, the north end tightens. When they cut, it softens first. I have watched both happen.

Getting downtown

The 417 is the only real route and everyone knows it. Off-peak, Kanata to downtown is 25 minutes. At 8 a.m. it is 45, and one stalled car on the Queensway turns it into an hour. If you work downtown every day, be honest with yourself about that before you buy.

The bus is a better commute than the drive. From the Eagleson and Terry Fox park-and-rides, buses run on their own roadway to Tunney's Pasture and the train. Rail to Kanata is planned and unfunded, same as Barrhaven, so treat it as a maybe rather than a feature.

What buyers get wrong

Who is happy here

Families who want the schools, the rec complex, the Canadian Tire Centre down the road and a house with a real backyard. Tech workers who want to live near the job. Upsizers coming from a townhouse in Nepean or Barrhaven who want the bigger lot. Kanata gives all three what they came for.

Who is not: anyone who needs a walkable main street. Kanata Centrum is a big-box centre with a cinema, and Hazeldean is a road. If that bothers you now, it will bother you more in February.

Selling in Kanata

Kanata has more buyers looking for a specific school zone than anywhere else I work, which is good news if your house is in one. Pricing has to account for which side of the 417 you are on and what the tech park is doing that quarter. Ask for a real number.

Questions I get about Kanata

Is Kanata a good place to live?

For families and for anyone working in the tech park, yes. Good schools, big parks, and a lot of house for the money south of the highway. The trade-off is the 417 commute if you work downtown, and there is no main street to walk to.

How much is a house in Kanata?

Most sales fall between $550K and $950K. Glen Cairn and Bridlewood townhomes start the range and Kanata Lakes singles end it. Beaverbrook bungalows on big lots sit in the middle and hold their value well.

How long is the commute from Kanata to downtown Ottawa?

About 25 minutes by car off-peak and 45 minutes or more at rush hour on the 417. By bus from the park-and-rides to Tunney's Pasture and then the train, plan on 45 to 55 minutes.

Is Kanata North or Kanata South better?

Neither. North has the newer, larger houses and the tech park. South has the older streets, more townhomes and lower prices for the same rec complex. It depends on your budget and where you work.
