Every spring, the Ottawa real estate market gets a little more interesting. Buyers who sat on the sidelines through the winter start looking seriously. Sellers who waited for warmer weather list their homes. Activity picks up. And the question everyone asks is the same: is now a good time?

The honest answer this spring has more to it than it has in a few years. The market isn't as frenzied as 2021–2022, and it isn't as sluggish as late 2023. What we're seeing in 2025 is a market that's finding its footing, and for prepared buyers and sellers, that's a good thing.

What the numbers say

Here's a snapshot of where Ottawa stands heading into spring 2025, based on recent Ottawa Real Estate Board data:

What that tells us: there are more homes for sale than a year ago. Homes are taking a bit longer to sell. Sellers are getting close to their asking price, but not much over it. The wild days of 20% over asking are largely behind us, at least for now.

More inventory means more choice for buyers. It also means sellers need to be more strategic, because the days of listing at any price and getting multiple offers are gone.

What this means if you're buying

If you've been waiting for a window where you're not competing against eight other offers, parts of the Ottawa market are offering that right now, especially in the mid-range and condo segments.

The good news

You have more time to think. Conditions (financing, inspection) are more commonly accepted. You're less likely to overbid out of panic. That's a meaningful shift from the past few years.

The watch-out

Well-priced, move-in-ready homes in popular neighbourhoods like Westboro, Hintonburg, The Glebe, and parts of the East End still move quickly and can attract multiple offers. Don't assume the whole market has softened equally. It hasn't.

The best thing a buyer can do right now is get pre-approved. Know your real budget, not just the number the lender will approve. Then work with someone who can tell you what is realistic in each area you are looking at.

What this means if you're selling

The sellers who are struggling right now share one thing in common: they priced for 2022. The sellers who are doing well priced for 2025.

Pricing strategy matters more in a balanced market than in a hot one. When inventory is tight and demand is high, an overpriced home still gets traffic and often sells anyway. When buyers have options, an overpriced home just sits, and a listing that sits loses momentum fast.

What sells right now

Homes that are well-prepared (decluttered, clean, photographed properly), priced accurately based on recent comparables, and listed at the right time of the week. These aren't groundbreaking insights, but in the current market, execution matters more than luck.

A home that sells in two weeks at asking is a better outcome than a home that sits for six weeks and sells for less after two price reductions.

What to watch for the rest of spring

A few things I'm keeping an eye on for the rest of Q2 2025:

Interest rates. If the Bank of Canada continues to hold or cut rates, expect buyer activity to pick up, particularly from first-timers who've been priced out or sitting on the fence. Even a quarter-point cut changes the monthly payment enough to matter.

New construction competition. Kanata, Barrhaven, and Orleans continue to see new development. For sellers in those areas, resale isn't your only competition. Builders down the road are offering incentives and, in some cases, lower prices per square foot.

Condo market. This segment has softened more than freehold. If you're buying a condo, you have meaningful negotiating room. If you're selling one, pricing and presentation are everything.

What this means for your spring

Ottawa's spring 2025 market rewards preparation. Buyers who are pre-approved and educated about specific neighbourhoods are finding deals. Sellers who price strategically and present their homes well are selling without drama.

Neither side has a massive advantage right now, which is how a healthy market is supposed to work.
